Roof soft washing is one of the highest-ticket jobs a pressure washing business can sell from a single address. It is also the easiest to misquote, because the roof is bigger than it looks from the ground and the risk is higher than any driveway. This guide collects published soft wash prices, shows how to measure roof area properly, and walks through a quote.

Roof soft washing prices at a glance

These are customer-facing ranges from cost guides. Use them to check that your number is in the market, not to replace your own cost math.

Source Soft wash rate per sq ft Typical job
Fixr $0.30–$0.75 Fixr $450–$700; average $612 on 1,500 sq ft Fixr
EcoWatch $0.30–$0.80 EcoWatch About $650 on 1,700 sq ft EcoWatch
Housecall Pro Roofs at $0.50–$1.00 Housecall Pro Roof washing $450–$700, priced as its own job Housecall Pro

Fixr's full range across all roof cleaning methods is $0.10 to $0.60 per sq ft, with soft washing near the top Fixr. EcoWatch puts all-method roof cleaning at an average of about $400, with most homeowners paying $250 to $650 EcoWatch.

Soft washing costs more per square foot than high-pressure washing because it takes longer and uses more chemical. That is the value: it is the method shingle manufacturers recommend.

Why soft wash, not pressure wash

The Asphalt Roofing Manufacturers Association is blunt about it: "High-pressure washing systems are likely to damage asphalt roofing" ARMA. ARMA recommends a household bleach and water solution, left on the roof for at least 15 but no more than 20 minutes, then rinsed by gently spraying with water ARMA. It also recommends that only trained professionals do this work, since the process makes the roof slippery.

ARMA identifies Gloeocapsa magma as the most prevalent algae behind black roof streaks ARMA. Telling a homeowner that is useful. It shows you know why the streaks are there and why you will not take a pressure washer to their shingles.

Prices by roof size

Fixr's size table uses its all-method $0.10 to $0.60 range, so read the high end as soft wash territory.

Roof surface area Fixr range (all methods) At $0.30–$0.75 soft wash rate
1,000 sq ft $100–$600 $300–$750
1,500 sq ft $150–$900 $450–$1,125
2,000 sq ft $200–$1,200 $600–$1,500
2,200 sq ft $220–$1,320 $660–$1,650
3,750 sq ft $375–$2,250 $1,125–$2,813

Measure roof area, not footprint

This is where most roof quotes go wrong. Satellite imagery shows you the roof from directly above, which is the footprint plus overhangs. The actual roof surface you will wash is larger because it is sloped.

Multiply the flat (plan) area by a pitch factor. The factor is √(1 + (rise ÷ 12)²), where rise is inches of rise per 12 inches of run.

Pitch Pitch factor 1,800 sq ft plan area becomes
4/12 1.054 1,897 sq ft
6/12 1.118 2,012 sq ft
8/12 1.202 2,164 sq ft
10/12 1.302 2,344 sq ft
12/12 1.414 2,545 sq ft

On a 12/12 roof, pricing off the footprint misses more than 40% of the surface. At $0.45 per sq ft, that is about $335 left on the table on a 1,800 sq ft plan.

You can trace the plan area from satellite imagery with our free Lawn Size Calculator or any polygon tool by outlining the roof edge, then apply the factor. Confirm pitch from street-view photos or ask the homeowner. For a broader look at quoting from imagery, see how to quote a pressure washing job without a site visit.

Prices by roof material

Most residential roofs you will soft wash are asphalt shingle. Fixr lists soft washing as the best method for asphalt shingles, concrete, tile, clay and several others, at $0.30 to $0.75 per sq ft Fixr.

Material Best method (Fixr) Fixr price per sq ft
Asphalt shingles Soft wash $0.30–$0.75
Tile / clay / concrete Soft wash $0.30–$0.75
Wood shake Low pressure $0.30–$0.70
Slate Low pressure $0.30–$0.70
Metal High-pressure wash $0.20–$0.70
Rubber / tar and gravel Chemical wash $0.20–$0.30

Tile and clay take longer and are harder to walk, so price them at the upper half of the range even though the table is the same.

Upcharges that belong on their own line

Stories. Fixr says multi-story homes add about $0.10 per sq ft to roof cleaning Fixr. On a 2,000 sq ft roof, that is a $200 line.

Steep pitch. EcoWatch notes steep gable and gambrel roofs may require harnesses, roof ladders or roof jacks, and homeowners should expect to pay extra EcoWatch. Price the setup time, not just the area.

Heavy moss. Manual moss removal is the most expensive roof cleaning work, at $0.60 to $1.00 per sq ft EcoWatch. Quote it only on the sections that need it.

Prevention treatments. A moss prevention treatment runs about $150 to $250, and zinc oxide application $0.05 to $0.15 per sq ft Fixr. A stain-blocking solution costs about $20 to $30 per gallon and covers 200 to 300 sq ft Fixr.

Gutters. Fixr puts standalone gutter cleaning at about $150, and notes homeowners may negotiate it down to $100 or less when bundled with a roof wash Fixr. Bundling is a good way to raise the ticket without discounting the roof.

Know your chemical cost

Sodium hypochlorite is the main consumable. One supplier lists 12.5% sodium hypochlorite at $3.95 per gallon on sale LNI Equipment. Prices vary a lot by region and by whether you pick up or ship, so use your own supplier's price.

To get chemical cost per job, track how many gallons of 12.5% you use on your next few roofs and divide by roof area. Then add surfactant, fuel, and plant protection rinse water. Chemical is rarely the biggest cost; labor and risk are. But it is a real line in your break-even math.

A worked quote

A one-story asphalt shingle home with an 1,800 sq ft plan area and a 6/12 pitch, moderate algae, and 150 linear feet of gutters.

Line Math Price
Roof soft wash 1,800 × 1.118 = 2,012 sq ft × $0.40 $805
Gutter clean (bundled) Flat $100
Optional: moss prevention Flat $175
Total (with option) $1,080

Check it against the market: $805 for about 2,000 sq ft sits inside the $600 to $1,500 band from the size table above. Present the roof, gutters, and option as three lines.

If your area has lots of two-story homes, add the story line and recheck. For pricing other surfaces on the same visit, see the pressure washing prices per square foot chart and the house washing pricing guide.

Frequently asked questions

How much should I charge per square foot to soft wash a roof?
Published soft wash rates run about $0.30 to $0.80 per square foot of roof surface. Clean, low-pitch, one-story roofs sit near the bottom; steep, tall, or heavily grown roofs sit near the top.
What does a typical roof soft wash cost?
Fixr puts the national average roof cleaning at $450 to $700, or about $612 for a 1,500 sq ft roof. EcoWatch estimates around $650 for a soft wash on a 1,700 sq ft roof.
Do I price on the house footprint or the roof area?
Price on roof surface area. Roof area is larger than the footprint because of pitch, so multiply the footprint (including overhangs) by a pitch factor, such as 1.118 for a 6/12 roof.
Why soft wash instead of pressure washing asphalt shingles?
The Asphalt Roofing Manufacturers Association warns that high-pressure washing is likely to damage asphalt roofing and recommends a bleach solution with a gentle rinse instead. Soft washing follows that approach.
Should moss removal be priced separately?
Yes. Heavy moss needs manual removal, which EcoWatch prices at $0.60 to $1.00 per square foot, well above a standard soft wash. A preventive treatment is a separate $150 to $250 line per Fixr.
