A driveway is the job most pressure washing businesses quote more than any other. It is also the easiest to underprice, because it looks simple from the curb. This guide pulls the published driveway prices into one place, shows how to turn square footage into a number, and lists the add-ons that belong on a separate line.
Driveway pressure washing prices at a glance
Here is what homeowners are told to expect. These are customer-facing prices, so treat them as the market's ceiling and floor, not your cost.
| Source | Typical driveway total | Per-square-foot rate |
|---|---|---|
| HomeAdvisor | $100–$350, average $210 HomeAdvisor | $0.30–$0.55 HomeAdvisor |
| Fixr | $180–$240, average $225 Fixr | $0.30–$0.40 Fixr |
| Housecall Pro | $100–$250 Housecall Pro | $0.20–$0.40 for concrete Housecall Pro |
| Jobber | $100–$260 Jobber | $0.10–$0.50 across surfaces Jobber |
The four sources agree more than they disagree. A normal residential driveway is a $150 to $300 job in most markets, and the rate per square foot for concrete clusters around $0.20 to $0.40.

Prices by driveway size
Size is the biggest driver. HomeAdvisor and Fixr both publish size tables, and they line up closely.
| Driveway size | HomeAdvisor range | Fixr range |
|---|---|---|
| 400 sq ft | $120–$220 | $120–$160 |
| 576 sq ft (most common) | $175–$320 | n/a |
| 600 sq ft | $180–$330 | $180–$240 |
| 800 sq ft | $240–$440 | $240–$320 |
| 1,000 sq ft | $300–$550 | $300–$400 |
| 1,200 sq ft | $360–$660 | $360–$480 |
Sources: HomeAdvisor, Fixr.
HomeAdvisor calls 576 square feet the most common driveway size. That is a 24 × 24 two-car pad. Do not assume it, though. Long rural drives, side parking pads, and turnarounds can double the footage, and that is where guessed quotes lose money.
Measure every driveway before you price it. Our free Driveway Square Footage Calculator lets you trace the slab on satellite imagery from the customer's address, so you can quote without driving out.
Prices by surface
Concrete is the cheapest surface to clean. Pavers and gravel cost the most because of joint sand, weeds, and the care needed to avoid blowing material out.
| Surface (600 sq ft driveway) | HomeAdvisor | Fixr |
|---|---|---|
| Concrete | $120–$190 | $180–$200 |
| Asphalt | $125–$195 | $185–$220 |
| Brick | $130–$200 | $190–$220 |
| Pavers | $135–$210 | $195–$225 |
| Gravel | $135–$210 | $195–$225 |
Sources: HomeAdvisor, Fixr.
The spread between concrete and pavers is small in these tables, about $15 to $25 on a 600 sq ft job. In practice, paver jobs that need re-sanding are a different service, and you should quote the sand separately.
Hourly vs per square foot
Some customers and property managers ask for an hourly rate. HomeAdvisor lists professional driveway work at $60 to $125 per hour and says an average driveway takes one to two hours HomeAdvisor. Fixr's range is wider, $50 to $150 per hour Fixr.
Hourly pricing punishes you for owning a good surface cleaner. If your rig cleans a driveway in 45 minutes, an hourly bill pays you less than a slower competitor. Price by square foot internally, then present a flat total to the homeowner.
To find your own rate, divide your target revenue per hour by the square feet you actually clean per hour. Time yourself on your next five driveways. If you clean 600 sq ft per hour including setup and you need $120 an hour, your floor rate is $0.20 per sq ft.
Set a minimum charge
Small driveways and single walkways cost almost as much to show up for as big ones. HomeAdvisor notes homeowners should expect a minimum charge of about $100 to cover equipment and travel HomeAdvisor, and its driveway page says some companies have a minimum for smaller projects HomeAdvisor.
Housecall Pro's method for setting a minimum is the right one: add up the cost of sending a crew out, setup and teardown time, chemical prep, travel, and a profit margin Housecall Pro. If that comes to $140 in your market, a 300 sq ft pad at $0.30 ($90) gets billed at $140, not $90.
Add-ons that belong on their own line
Keep your base driveway rate clean. Put extra work on separate lines so the customer sees why the number moved.
Sidewalks and walkways. HomeAdvisor puts sidewalks at an additional $50 to $100 when done with the driveway HomeAdvisor. Fixr prices a driveway plus sidewalk at $275 to $300 Fixr. Measure the walks too; they are often 100 to 200 sq ft that nobody mentions on the phone.
Oil and grease. Specialized solvents for grease or oil stains cost $10 to $20 per bottle HomeAdvisor. Housecall Pro lists heavy oil or grease removal and rust stain removal as standard predefined add-ons Housecall Pro. Charge per stain or per affected area, and ask for photos.
Hot water. Fixr says power washing with heated water runs closer to $0.40 to $0.55 per sq ft Fixr. Use it for grease-heavy pads and charge for it.
Sealing. This is the biggest upsell on a driveway. Fixr lists sealing after washing at $0.88 to $2.10 per sq ft Fixr. Concrete Network puts professional driveway sealing at $1 to $2 per sq ft Concrete Network, and HomeAdvisor at $1.35 to $2.50, with resealing recommended every two to three years HomeAdvisor. On a 600 sq ft driveway, sealing at $1.50 is $900, several times the wash.
Two worked examples from contractor guides
Jobber's example. An 800 sq ft (20' × 40') driveway at $0.20 per sq ft gives $160 of service cost. Add $8 of overhead and $25 of materials for $193 total cost. Divide by (1 – 0.30) for a 30% margin and the price is $276 Jobber.
Housecall Pro's example. A 900 sq ft driveway with light dirt takes 2 billable hours for one tech. Labor is $62.50, overhead $60, chemicals $10 and equipment $10, for a $142.50 baseline. At a 30% margin, the flat price is $203.57 Housecall Pro.
Both land inside the published $100 to $350 band, but they differ by more than $70 on similar jobs. The difference is overhead and labor assumptions. Use your own numbers, not theirs.
Build your own driveway quote
Here is a quote built from the method above. Plug in your own rate.
| Line | Math | Price |
|---|---|---|
| Driveway, concrete | 640 sq ft × $0.30 | $192 |
| Front walk | 120 sq ft × $0.30 | $36 |
| Oil stain treatment | 2 stains × $25 | $50 |
| Total | $278 | |
| Optional: seal driveway | 640 sq ft × $1.50 | $960 |
Check the result: $192 for 640 sq ft falls inside the published 600 sq ft ranges, and the total is within reach of the $275 to $300 driveway-plus-sidewalk figure. Present the total and the optional line, not the rates.
If you want this math done for you from a measured address, our Pressure Washing Price Calculator applies your own rate sheet to measured square footage. For quoting from photos and imagery instead of a site visit, read how to quote a pressure washing job without a site visit.
Common pricing mistakes
- Guessing the size. A "two-car driveway" can be 400 or 900 sq ft. That is a $150 swing at $0.30.
- No minimum. Small pads at full rate do not cover the drive.
- Folding stains into the rate. You will either overcharge clean driveways or lose money on dirty ones.
- Skipping the sealing offer. It is the highest-value line on the job, and customers who just paid for a clean driveway are the most likely to say yes.

Frequently asked questions
- How much should I charge to pressure wash a driveway?
- Consumer cost guides put a typical driveway at roughly $100 to $350, with averages around $210 to $225. Build your price from measured square footage times your rate, then check that the total lands inside that band for your market.
- What is a fair per-square-foot rate for driveway cleaning?
- Published driveway rates run from about $0.20 to $0.55 per square foot. Plain concrete with light dirt sits at the low end; heavy staining, hot water, and pavers push you toward the top.
- How much should I charge for a 2-car driveway?
- The most common driveway size cited by HomeAdvisor is 576 square feet, which it prices at $175 to $320. At your own rate, multiply 576 by your per-square-foot number and compare it to your minimum.
- Should I charge extra for oil stains?
- Yes. Price heavy oil, grease, and rust as separate line items so the base rate stays clean. Degreasers and rust removers cost real money per job, and stain work adds dwell time and a second pass.
- Should I offer sealing after a driveway wash?
- Sealing is a separate, higher-ticket service. Published professional sealing prices run about $1 to $2.50 per square foot, several times the cleaning rate, so it is worth quoting as an optional add-on.
